Garibaldi Completes Over $8 Million in
Midtown Manhattan Transactions

New York City, NY – September 21, 2015: New Jersey-based real estate firm, The Garibaldi Group/CORFAC International has had a flurry of recent activity in New York City, completing four assignments for over 17,500 square feet and totaling more than $8 million dollars in transactional value. All four deals were for Midtown Manhattan offices, with three out of the four tenants being from the financial industry.

The first and largest transaction was on behalf of Investor Bank who was looking to expand their -Manhattan presence from 4,200 square feet to 9,329 square feet in back-office operations. Taking into account the company’s strong desire to remain in Midtown East and in close proximity to Grand Central Station for the benefit of their employees, The Garibaldi Group was able to find the client a new home at the Chrysler East Building at 666 3rd Avenue with a 10-year lease term.

The second transaction was for Hatteras Press. The New Jersey-based printing company was in search of a new Manhattan sales office. Garibaldi was able to secure over 2,000 square feet of office space at 1350 Broadway, directly above Herald Square and less than four blocks away from Penn Station, providing a direct commute to and from their manufacturing plant in Eatontown, NJ.

The next transaction was on behalf of the Boston-headquartered firm LMCG Investments, previously Serenitas Capital which LMCG acquired during the search for new office space. The firm was looking to relocate its SoHo offices to be further uptown in the presence of other financial firms. Garibaldi was able to relocate them to 650 Fifth Avenue, where they are surrounded by banks and hedge funds with multiple transportation options for its clients and employees to access. Garibaldi negotiated a five-year lease term with ownership.

The final transaction was for Shorebridge Capital Partners, a newly formed advisory and merchant banking firm looking to establish a New York City presence to help launch their business. Similar to many of the previously mentioned clients, Shorebridge also wished to locate their office in Midtown, in close proximity to Grand Central Station and Penn Station for the benefit of their commuting staff, and to be near other financial firms and amenities. Garibaldi was able to find Shorebridge over 4,000 square feet of office space at 780 3rd Avenue.

CORFAC 2015 President Scott Savacool, CCIM, SIOR, (right) presented Tom Martindale, SIOR, President of San Francisco, CA-based TRI Commercial/CORFAC International, with the Charlie King MVP Award. Martindale received the award for his exemplary leadership as a member of CORFAC’s Executive Committee and past chair of its Communications Committee, among many other contributions he has made to the organization.

Charles B. “Charlie” King is one of the founders of CORFAC International, as well as the founder of King Industrial Realty/CORFAC International in Atlanta, GA. The award was created to recognize King’s dedication to CORFAC.

Phill Award

Savacool also presented the Thomas B. Hayes Award to Phill Tomlinson, a sales and leasing consultant with Commercial Properties Inc./CORFAC International in Phoenix, AZ. The Thomas B. Hayes Award was created to recognize a former CORFAC member who remained on the front-edge of technology in commercial real estate.

In recent years, Tomlinson has led best practices workshops and educational sessions at CORFAC conferences on social media, new industry apps and other technology trends.

Jim KlementsFinally, James “Jim” E. Klements, CPA, SIOR, with Cleveland OH-based Weber Wood Medinger/CORFAC International was honored with the Olen Monsees Award. Named in honor of Olen Monsees (1940-2012), former president of Karbank Real Estate Company/CORFAC International in Kansas City, MO, the award recognizes an individual member who goes above and beyond the call of duty without being asked.

Throughout his distinguished career, Monsees worked with a natural sense of responsibility, without complaint or excuses. Klements has formerly served on CORFAC’s Executive Committee, has been a consistent leader in CORFAC for many years and is one of the organization’s top referring brokers in multimarket transactions.

TRI Commercial/CORFAC International Property Management’s team recently announced that it had secured the winning bid to manage 531,273-square-feet of commercial property management in the Sacramento suburban community of Rancho Cordova. This assignment includes 10 separate properties under the ownership of Karlin Cap Center LLC and the building addresses for the offices are: 11000, 11010, 11020, 11030, 11040, 11050, 11060, 11070, 11080, 11090 on White Rock Rd., Rancho Cordova, CA.

One of Rancho Cordova’s largest office complexes is set to add several new leases in upcoming months. Capital Center II and III at 11000 to 11090 White Rock will be getting improved HVAC and safety systems, drought-resistant landscaping and even food trucks for existing tenants.
